Specifications:
Foundation : A rigid R.C.C foundation in 1:1.5:3/ Pile foundation proportions for the purpose of  6- stored building.
Walls : All walls are made of fly ash bricks in 1:6 proportion of cement mortar.
Plastering : 1:6 cement & mortar smooth plaster surface.
Floor : Flooring of all rooms are made of vitrified tiles flooring.
Kitchen : Cooking platform is made of Granite stone with CP fitting, glazed tile up-to 3’-0” ft. above the cooking platform.
Toilet : 4’-0” ft high dado of ceramic glazed tiles, IWC or EWC pan with cistern & all the sanitary fitting will be good quality CP Brass.
Doors : a. The entire frame (Chaukath) of the doors are made of sal wood.
b. Front door shutter is made of solid teak.
c. toilet door are water proof fiber doors.
b. All other shutters are made of panel door with design wooden moulding.
Windows : Window frames are made of aluminum, sliding shutter with glass panel & MS grill fitting.
Painting : All outer walls shall be finished with weather proof cement paint. All internal walls and ceiling shall be finished with distemper paint of approved make.

Terms & Conditions:

1.
The Application fees (with brochure) amount to rs.500/-(Non Refundable) in shape of  A/C payee Cheque/DD/Pay Order in favor of  “ORISSA HOMES (P) LTD”, Bhubaneswar.
2.
The Costumer will be responsible for paying installment with 14th of every English Calendar month by A/C payee Cheque/DD in favor of   “ORISSA HOMES (P) LTD”, Bhubaneswar.
3.
No interest will be paid by the company to the purchaser against advance payment/installments/booking amount.
4.
5% discount on one time payment.
5.
All the payments should be made strictly in shape of DD or A/C Payee Cheque and Bank Charges on Cheque/DD will be borne by the customer.
6.
Registration cost including Stamp Duty & allied expenses is to be borne by the customer.
7.
Any type of taxes if any implemented by Govt /Revenue Authority is to be borne by the customer.
8.
Allotment will be given to customer after receipt of 20% of flat cost. However agreement will be issued after further deposit of 20% of the flat cost (within 30days of allotment). Otherwise company reserves the right to cancel the allotment without any notice.
9.
Default Charges:-If the customer who does not pay the amount within the stipulated time period, a penal interest of 10% on defaulted amount per month will be charged. After two such default the Company have right to cancel the allotment at its own discretion.
10.
The Single Bedroom & Double Bedroom flats are expected to be completed a per the agreement.
11.
The Company will not be responsible for any loss caused by any act of nature or State Govt.
12.
In case of cancellation/surrender the flat, the amount deposited by him/her, will be refunded, less 15% without interest after the closure of the venture..
13.
No Escalation price imposed for regular customer.
14.
2% extra cost for Corner Flats.
15.
Cost of the garage will be extra.
16.
Possession of the flats/units shall be given to purchaser after all due amounts have been deposited with the company.
17.
All disputes are subjected to Bhubanewar Jurisdiction only.
18.
The Company reserves the right of accepting any application received.
